The paper reviews and discusses typical nonperforming characteristics of brick masonry walls in regards to brick and mortar water penetrations, durability, and efflorescence. Factors associated with nonperformance are design, specifications, ASTM requirements for masonry, and construction workmanship. Typical nonperforming conditions are presented and methods used to evaluate brick masonry wall performance are given. Recommendations are offered to prevent nonperformance.
