An Overview of Water Leakage Problems in Single-Family Residences Clad with Exterior Insulation and Finish Systems (EIFS)
SourceWater leakage has occurred in numerous EIFS-clad residences in the U.S. Field investigations of North Carolina homes indicate that deficiencies within and between various building components are allowing water leakage. Moisture behind EIFS claddings has jeopardized the in-service durability of the EIFS as well as other building components. A brief history of EIFS provides a framework for understanding the water leakage problems in residential construction. A classification of leakage sources identified to date in the North Carolina investigations is provided. Window-related leaks are discussed, and a remedial detailing for the typical interface between EIFS and windows is provided.
